Slab-on-grade construction
Most South Orange County tracts are built on concrete slab, which makes slab flatness and substrate condition the first item on nearly every project rather than an afterthought.
Coastal humidity variation
Humidity varies more near the coast, and wood moves with it. This is the principal reason engineered hardwood outperforms solid in this area, and why acclimation is not optional.
HOA and condominium requirements
Many buildings require a rated underlayment for sound transmission on upper floors. This is confirmed and included in the estimate rather than discovered mid-installation.
